First thing's first, you will need to set a clear rental budget. Consider the location, property amenities and research market prices in your areas to plan a realistic budget. Remember to consider the following expenses when you prepare your budget. • Security deposit: 5% - 10% of the annual rent • Brokerage fee: 5% of the property price • Moving and relocation expense • DEWA • Internet connection
To rent a property in Dubai, you will need a copy of your passport, Emirates ID, and residency visa. Having these documents and by submitting the required cheques with ample time will help you secure your dream home quickly in a fast paced market.
If you decide to rent a property in Dubai, be prepared to be flooded with various options to choose from. From cosy townhouses to large luxurious villas and penthouses. Sometimes, it can be overwhelming. That's why it's important to hire a real estate broker and to help you find the right property and navigate price negotiations. Hire an agent that specialises in a single area. Community Experts are aware of market trends and can help you find the property you want at a fair price.
After attending viewings and finding the right fit, make an offer. At this stage, your broker will help you navigate the price negotiation. Rent in Dubai can be paid upfront for the full year, or in 2, 3 and 4 cheques. Some landlords accept 12 cheques, although this payment method is not common in the UAE.
Carefully review the tenancy agreement. Ensure all clauses agreed with the landlord are included in the contract. Once both parties are in agreement with the drafted contract, you're required to submit your it to the Ejari system. This system is designed to facilitate and regulate the rental market in Dubai. To successfully register your contract with Ejari, you're required to submit a copy of your Emirates ID, a copy of your landlord's Emirates ID, a copy of your passport and residency visa.
Submit an online application to the Dubai Water and Electricity Authority (DEWA) to successfully connect your utilities. You're required to submit the Ejari Number, along with your Emirates ID number and passport number. The service will be activated in 24h after paying a fee in the DEWA payment gateway.
